Qualification Requirements:

We ask you to please review the following before applying

1. IncomeApplicants must have a minimum combined gross income of three times (3x) the monthly rent

Must show proof of income: 

  • Pay-stubs - two most recent pay-stubs​ or

  • W-2 - from employer and current pay-stub or bank statement or

  • One current month of full bank statement (detailed including transactions)

2. Criminal History - must have suitable criminal history background results determined by property management

3. Credit Score - Above 670. Applicants must have suitable credit history. If credit score is below 670; we will deny or we may request up to an additional 300% of security deposit (equivalent to three months rent). *varies by properties

4. Rental History - No prior evictions, suitable past rent history and positive landlord reference

5. We perform a credit check, criminal background check, employment verification and rental history verification on every applicant

Application Process:

Application Does Not Create a Lease This application, even if accepted, shall under no circumstances be considered a lease agreement between Applicant and Landlord, or an offer to lease. No lease shall exist between Applicant and Landlord unless and until the parties enter into a formal Lease Agreement and Applicant pays all required fees, deposits and advance rent.

  1. Pre-qualification screening is required:

  • Each applicant 18+ years old must submit a separate $42 non-refundable application (paid online at submission of online application)

  • The information you submit will be used to initiate the processing of your application, beginning with a credit and criminal background screening

  • We will contact you with your results and details on next steps

  • Non-refundable to a 3rd party screening company. This does not guarantee acceptance.

   2. Submission of full application:

  • Upon approval of the pre-qualification screening, a full application will be given to you to complete​

  • Application fee is $150 

  • The entire application must be completely filled out or the application may be rejected

  • We must verify the information you provided before issuing a full approval, so please be prepared to upload supporting documentation with your application.

  • While your application is valid for 30 days, the home will be placed back on the market if you are unable to fulfill requests for income or identity information

    3. Final Approval

  • Approved applicants will be notified 

  • Conduct in-person or face to face meet

  • Review Lease Agreement 

  • Move-in costs, including full security deposit and first month rent must be paid prior to move-in date (if move in date is 25th or later, next month will also be charged)

  • Utilities including usage and setup fee must be placed in tenants name prior to receiving keys

  • Administration fee of $150 applies to all approved applicants

  • To secure the home until your Lease Start Date, sign and submit the Lease Agreement and pay the full deposit identified in the Lease Agreement. Both are required within 48 hours of application approval notification. You must also confirm move-in details with your leasing representative

Lease Period:

  • Standard lease terms are typically 12+ months, depending on the time tenancy is scheduled to begin. Shorter-term lease options, including month-to-month, are available, and will be charged an additional monthly rent (up to 150% of long-term rental rate) and/or a non-refundable convenience fee of $500

Smoking Policy:

  • Our rentals are strictly non-smoking

  • Tenant’s guests who smoke should only smoke outdoors, at least 25 feet from any door or window and not on the property

  • Tenants will be fully responsible for damage, repair, labor cost and all associated costs caused by them or their guests during their tenancy

 

Pet Policy:

  • If pets are allowed, non-refundable pet deposit may ranges from $300-$800 per pet

  • Pet rent on a monthly basis may be applied

  • Maximum 3 pets

  • Breeds not allowed by insurance include, but are not limited to: Animals with a previous bite history or vicious propensities, Dobermans, Chows, Rottweilers, Akitas, American Staffordshire Terriers (Pit Bulls), attack dogs and Wolf Hybrids, (or any mix thereof) Ostriches, Emus, Horses, Farm or Ranch animals, or any type of wild exotic animals or pets

Vehicles:

  • Vehicles must be operational and have current registration. All vehicles must be in compliance with all state laws and municipal ordinances. Boats or trailers are not allowed at any time unless approved in writing by landlord
