Please find the following application to Rent, Employment Verification, and Rental Verification Forms. To help expedite the process of your application, please adhere to the following:

  • Each adult applicant is to fill out a SEPARATE Application (EVEN IF MARRIED, ANYONE 18 AND OVER THAT WILL BE LIVING ON THE PROPERTY IS CONSIDERED AN APPLICANT AND NEEDS TO FILL OUT A FORM). 

  • 2 most recent pay monthly stubs from each applicant and/ or offer letter. If self-employed, previous year and most current annual income tax return. (Submission of 1099’s only IS NOT SUFFICIENT) NAME, PHONE NUMBER, AND FAX NUMBER of Rental Reference or Mortgage Company on the attached pages.

  • Copy of each applicant's Driver’s License or State/Federal issued Identification card

  • MONEY ORDER/ CASHIER’S CHECK, Zelle for the Security Deposit. This needs to be SEPARATE from the application fee.

  • Administration Fee of $150 per applicant and Security Deposit MUST ACCOMPANY THE COMPLETED APPLICATION PACKET(S) AND MUST BE DELIVERED TO SECURE THE RENTAL.

QUALIFICATION STANDARDS FOR PROSPECTIVE RESIDENTS

Each applicant that is 18 years or older and who cannot be claimed as a dependent on the primary applicant’s tax return must complete an application. Applications are to be completed in full, applications containing untrue, incorrect, or misleading information will be declined. Credit reports will be run on each applicant. Information about an applicant’s credit experiences such as bill paying history, the number and type of accounts, late payments, collection accounts, outstanding debt, and the age of accounts is collected from the rental application and credit report. A credit scoring system awards points for each factor that helps predict who is most likely to pay debts as agreed.​

Income Requirements

  • Applicants’ gross monthly income must meet or exceed three (3) times the total monthly rental rate and must be verifiable.

  • Current documentation must be submitted to support the following, and any other sources of additional income you wish to consider: *Retirement fund * Military Housing Allowance

***CHILD SUPPORT/ALIMONY PAYMENTS WILL NOT BE CONSIDERED VERIFIABLE INCOME***

NOTE: The following MUST accompany ALL applications:

  1. The two (2) most recent original pay stubs or Leave and Earnings Statement; or a signed offer letter on company letterhead (copies to be maintained in resident file).

  2. A valid driver’s license, military ID, or state issued Photo ID card (view and document only). Applicants must have a verifiable Social Security number, Green card, Work or Student Visa.

  3. Written consent form for release of employment information signed by applicant.

Credit History/Criminal History

  1. No Bankruptcies within the past 3 years unless discharged and a new credit has been established and showing in good standing. A criminal background check will be conducted.

  2. Rent / Mortgage Payment History

  3. Past Rental References must be good (No collections, Evictions, or Lease Violations) and Mortgage verified in good standing. The References must be verifiable.

Employment History

  1. Employment must be verified and applicants will be required to sign a consent form authorizing disclosure of employment information. In the case of new employment, applicants must present a signed offer letter on company letterhead stating income; anticipated length of employment, and employment must begin within 30 days of the lease start date.

  2. Self-employed applicants must provide the most current annual income tax return (submission of 1099’s only is not sufficient). Since your income must equal 3x the monthly rental rate, we will take last year’s tax returns and divide your total income by 12 months. That number must equal 3x the monthly rental rate.

Any Civil Judgment been entered against you for the collection of any debt in the past 10 years?
Do you have any water filled furniture or do you intend to acquire any?

Have you, or do you intend to possess, sell or use illicit drugs or narcotics in your residence?
Have you ever been arrested for a felony or convicted of a misdemeanor?

​APPLICATION AND APPLICATION FEES

  • Applicant understands there is a non-refundable/processing fee of $42.99 and $150 application fee for each applicant. In the event of more than one resident, each resident understands he/she is jointly severely liable for each provision of this contract.

  • Applicant understands that false statements or misrepresentation will constitute a default under this lease and Rent Agreement between parties. Applicant agrees not to engage or allow any family member, relative, guest or any other person to engage in any criminal activity on the property. Applicant shall forfeit deposit as liquidated damages.

  • Applicant hereby authorizes verification of any and all information on this application, including release of information by employer, credit bureau, and any other person all such information hereon and releases as authorized above, will be kept confidential.

  • APPLICANT REPRESENTS THAT THE ABOVE INFORMATION SET FORTH ON THIS APPLICATION IS TRUE AND COMPLETE. APPLICANT HAS READ THE ABOVE CONDITIONS PRIOR TO SIGNING. APPLICANT CANNOT BE APPROVED UNTIL WE HAVE RECEIVED PROOF OF INCOME IN THE FORM OF A W-2 OR COPIES OF YOUR LAST 2 MONTH’S PAY STUBS.

  • Once approved, applicant has 48 hours to cancel this Agreement whereupon the Security Deposit will be refundable. This agreement depends upon WTG Property Management receiving a satisfactory report of Applicant’s rental history, credit history, criminal background check and any other information deemed necessary. If WTG Property Management determines that the Applicant’s references and or credit history, etc. are unsatisfactory, we will refund the full security deposit. Approval process is in total compliance with the Fair Housing Act of 1968.

PET FEES

We will not accept the following breeds OR PETS MIXED WITH THESE BREEDS: Pit Bulls, Staffordshire Terriers, Rottweiler’s, Doberman’s, Chow’s, or Akita’s.

We must have a picture of the pet on file. The picture and vaccination records MUST be turned in with your application. Only two pets MAXIMUM will be permitted at residence.

This form doesn’t guarantee that pets are permitted at the property. All pet acceptances are subject to the final approval from the owner of the property. The pet fee is a non-refundable fee that is due at the time of move-in. You will be required to sign a pet agreement along with your lease.

SECURITY DEPOSIT STATEMENT AND RECEIPT

Standard security deposit is one month rent. However, in the event of tenants do not meet certain requirements, security deposit will be more and decided by the management and/or the property owner. 

The security deposit amount is hereby placed in consideration for the above referenced rental unit. The agreed referenced rental unit will be removed from the rental market as of the date of receipt of said security deposit, completed applications, and application fee.

I/we understand that this deposit amount is refundable ONLY if our application is denied, or if applicant cancels during the application process, prior to approval. 

This deposit will not be refunded if I/We change our mind and decide not to move-in.
